Windfarm Speculative Land Projects


Project 1:

The associate has agreements in place with a Scottish power company to purchase lease options for planning approved sites, at the market rate per MW of power output. Albamere can also introduce German banks and power companies interested in purchasing the same. The associate, an experienced surveyor, has a contract with a substantial Scottish land owner giving the first refusal on any land they own or manage for potential windfarm development. The portfolio of sites is at present approx 200. Over the last 2 years the associate has put together a team of specialist consultants and a project management team to work on gaining planning for Scottish windfarm sites. Due to it being highly unlikely that European targets for renewable energy production will be met by 2020 there has recently been an easing in planning allowances and a shortening in timeframes involved in gaining planning approval. Average sites which are found to be acceptable can be expected to take from 2 to 3 years to gain planning approval.


Albamere is looking for investors to take on projects of any size up to and beyond this level. Investors interested in smaller projects are welcome to make any proposals.


For a project beginning with 60 sites, if only 20 were to obtain planning consent the value of these 20 would be upwards of £130 million. This is based on an average of 15MW per site and a cautious current value of £425,000 per MW. (This value is expected to rise in the coming years)


Representative figures can be provided upon request for an investment model which would take on a portfolio of 60 sites, each within it’s own SPV. This model could require an investment of up to £15 million to pay for due diligence, option agreements with land owners and the production of the Environmental Impact Assessment required for the planning application of each individual site.
